DeMarco Flooring, Tile & Renovations worked in Stewartsville, NJ (08886) and the rest of Greenwich Township until relocating to Fort Myers, Florida in 2026. The work here was porcelain and natural-stone tile, hardwood, luxury vinyl plank and heated floors, along with full bathroom, kitchen and basement renovations. Stewartsville's housing stock is genuinely mixed, and that changed how a floor went in. The village core near the old Morris Canal line has 19th-century homes with plank subfloors and settled joists that needed leveling before anything rigid was laid. The ranches and split-levels off Route 57 sit on slab or block foundations where moisture testing mattered more than flatness. The newer developments toward New Village are OSB over engineered trusses — fast, flat, and forgiving. Each was quoted differently, because they were not the same job.

What was different about working on a Stewartsville home
Which flooring held up in a Stewartsville basement?
In Stewartsville basements—especially those on the low side of Pohatcong Creek and the old canal cut—we installed rigid-core SPC vinyl or porcelain tile over the slab, never solid hardwood.
Warren County slabs move moisture year-round, and summer humidity here regularly climbs above 70%.
Before quoting, we ran a calcium chloride or relative humidity test, then installed an underlayment or membrane matched to the reading.
Engineered wood is possible over a proper moisture barrier, but SPC and porcelain tile were the two options that never came back on us.
Did older homes near the Morris Canal need subfloor work first?
Usually, yes.
Many homes in the village core date to the canal era. After 150 years their joists have often settled unevenly—we routinely found a difference of 3/8 to 3/4 of an inch across a single room.
Tile cracks and floating floors click when they are laid over an uneven surface.
So we leveled the subfloor or sistered the framing first, added a second layer of plywood where the span called for it, and only then installed the finished floor.
It added a day, and it saved the floor.
How did the Warren County winter affect an install schedule?
Wood and laminate need time to acclimate to a house before they are installed.
Between December and March, indoor humidity in that part of New Jersey can drop into the 20% range. We delivered the material three to five days early and let it sit in the room at normal living temperature.
Tile is less sensitive, but thinset still needs the space to stay above 50°F to cure properly.
Where the heat was going to be off during a renovation, we planned around it rather than gambling on the installation.

Primary bathroom, full renovation
A full primary bath in travertine-look porcelain. The scroll mosaic border carries the whole way around the room and ties the shower, the tub wall and the vanity backsplash together — one line, four surfaces, no breaks at the corners. Oil-rubbed bronze throughout, with a rain head, body sprays and a hand shower on a slide bar. The shower pan is pebble mosaic, pitched to a centre drain, over a waterproofed and sloped mud bed.
